How it works
Three steps. That's it.
Crowdfunding lets anyone buy a small number of shares in a company. Here's how ours runs.
- 01
Get on the list
Tell us where you live and roughly how much you might invest. It's not a commitment, it just helps us plan.
- 02
Early access, 18 Nov
Your private link to the full pitch on Republic, before the public round opens.
- 03
Decide for yourself
Read the pitch and the risks, ask us anything, and invest only if it's right for you.
Our goal
Open Europe.Together.
Across Europe, the gap between what people can save and the deposit they need keeps growing. Since 2010, house prices in the EU have risen 53% and rents 25%. Homeownership needs a system that isn't built on debt. That's Bayuti, and this round is how we bring it to you.

From London to wherever you are

Why we're raising
Where the money goes
Four things. The full breakdown will be in the pitch.
Open Europe
Licences, local partners and a platform in your language, country by country.
More products
More properties, more ways to invest and buy a home.
A better app
Faster, simpler and more useful every month.
A stronger team
The people to do all of the above well.
Own together. Owe no one.
Most people are told there are two options: decades of mortgage interest, or renting while prices run away.
We built a third. In the UK, invest in real property from £50 and receive monthly dividends, which are never guaranteed. Or buy your home step by step with CrowdtoLive, with a small deposit and no interest. All Shariah compliant.
A note from our CEO
“Our investors and homebuyers built Bayuti with us. Now, from London to Paris, Berlin, Milan and Madrid, we want people to own a piece of it.”
Anouar Adham, CFA · CEO, Bayuti
Things to bear in mind
- Investing in a private company is high risk. You could lose all the money you invest.
- Shares in private companies are hard to sell, and you may not be able to sell yours for many years.
- Dividends are rare, and future funding rounds may reduce the size of your shareholding.
- Only invest money you can afford to lose, and read the full risk summary first.
Good questions
Questions
The raise
What is Bayutiful Ltd?
Bayutiful Ltd is the company set up specifically for this raise. It is incorporated at Companies House (company number 17523126). When you invest, you buy shares in Bayutiful Ltd and become one of its shareholders. Bayutiful Ltd will then buy shares in Elite Capital and Management Services group, the FCA regulated entity behind Bayuti.
Why are you not raising the capital directly into Elite Capital and Management Services?
We want this raise to be open to all our users and to make it as inclusive as possible, and therefore, as with any other raise, we have put the minimum investment at £50. To ensure that the governance moving forward is manageable, we are grouping all investors into Bayutiful Ltd. If you are considering a large investment (£100,000 and above), please reach out to us to discuss the opportunity for you to invest directly into Elite Capital and Management Services.
How much are you raising?
We are raising £3m in total.
What will the money be used for?
The £3m will be split across four areas:
- Engineering and AI: a faster, smarter Bayuti app and better tools for investors and home buyers
- Growth: reaching more people in the UK and opening Bayuti to Europe, starting with France, Germany, Italy and Spain, but also outside Europe, with the GCC being a natural market for us
- Operations: the people and systems needed to run Bayuti at a bigger scale
- Reserve: held back to keep the business strong and resilient
Investing
What is the minimum investment?
The minimum is £50. There is no fixed maximum, but we recommend putting no more than 10% of your net assets into investments like this.
When can I invest?
- From 4 November 2026: register your interest in the Bayuti app or on bayuti.com
- 6 November 2026: launch event
- From 18 November 2026: investing opens, and you can invest in the app or on bayuti.com
People who register their interest hear first when investing opens.
How do I invest?
From 18 November, open the Invest in Bayuti page in the Bayuti app or on bayuti.com. Enter your amount (minimum £50) and tap Invest. If it's your first time investing in shares, you'll answer a few quick questions to check this investment is right for you. You then review the details and confirm. It works the same way as investing in Wakala.
Does registering my interest commit me to invest?
No. Registering your interest is not an investment and doesn't commit you to anything. It just means we'll tell you as soon as investing opens. You decide then whether to invest, and how much.
Are there any fees?
There are no fees.
What you get
What do I get as a shareholder?
You get shares in Bayutiful Ltd, so you own a small part of the company. Every shareholder also gets perks as a thank you:
- Shareholder (from £50): a Founding Shareholder badge on your Bayuti profile, quarterly updates from our CEO and early access to new Bayuti products
- Partner (£1,000 or more): an invitation to our annual shareholder evening in Canary Wharf and a place on our app testing panel
- Founding Partner (£10,000 or more): your name on the Founding Partners wall at our office and a yearly roadmap session with the leadership team
- Founders Circle (£100,000 or more): lunch with the founders and a seat on our sounding board
Perks are a thank you from Bayuti. They are not part of your shares and do not change their value.
How will I hear how Bayuti is doing?
Every shareholder gets a quarterly update from our CEO, Anouar Adham, by email and in the Bayuti app. It covers how the business is doing, what we've achieved and what's coming next.
Where can I see my shares?
In Portfolio in the Bayuti app, alongside your other Bayuti investments.
Risks
Will I receive dividends?
It's unlikely for some time. Bayuti is in a growth phase, and growing companies usually put their money back into the business rather than paying dividends. There is no guarantee you will ever receive a dividend.
Can I sell my shares?
These shares are not listed on a stock exchange, so there is no ready market to sell them. You will, however, be able to use our resale board. Please note that there is no guarantee that you will find a willing buyer at the price you want to sell your shares at.
Could my shares be diluted?
Yes. If Bayuti raises money again in future by issuing new shares, the percentage of the company you own will go down. This is called dilution and is normal for growing companies. Your number of shares stays the same, but they make up a smaller share of the company. Please note that you will have the opportunity to buy more shares at each future round based on your holding, and therefore you have a path to reduce or stop dilution by investing in future rounds.
What happens if the company fails?
You could lose all the money you invest. Only invest money you can afford to lose, and spread your money across different types of investment.
Am I protected if something goes wrong?
The Financial Services Compensation Scheme (FSCS) does not protect you if your shares fall in value or the company fails. You are also unlikely to be able to complain to the Financial Ombudsman Service about the performance of your investment.
What happens if the £3m target is not reached?
The raise will complete with a lower amount.
Can I change my mind after investing?
No, once you have confirmed your investment, there is no cancellation period.
Shariah and regulation
Is this investment Shariah compliant?
Yes, based on our assessment and the fact that we only deal with Shariah compliant products. However, at this stage we will not be looking to get a certification, as we already have a certification on the platform we are operating.
Is Bayuti regulated?
Bayuti is a trading name of Elite Capital and Management Services Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 822039). Bayutiful Ltd, the company you invest in, is not itself regulated by the FCA. Being regulated does not mean your investment is protected or guaranteed.
Who checks Bayuti's products are Shariah compliant?
Islamic Finance Advisory, an independent Shariah advisory firm, certifies Bayuti's products (certificate 2578875-01). You can check the certificate on their public register.
